The action
This seven-year-old, two-bedroom townhouse 20 kilometres south of Edmonton’s downtown core was a bit too remote for some buyers, but its $299,800 price tag put it within financial reach of many more.
“It’s in a newer, suburban area, so that’s why you see some cost savings,” said agent Clare Packer.
“It’s interesting that you can get a unit that nice in Edmonton for [roughly] $300,000. I bet in Toronto or Vancouver, it would be closer to $1-million.”
Inventory levels in the community were so low this year that one of the first three visitors to the property quickly presented an offer that was $7,700 over asking.
“They’re very saleable units and the buyer knew that, so they wrote an over-list price [offer] when there were not even any competing offers.”
What they got
This two-storey house has a contemporary design with a street-level entrance off a gated, front patio. There is a tandem double garage around the rear, with access through the basement.
There is 1,093 square feet of living space, including an open entertaining area and kitchen on the main floor.
One of the home’s three bathrooms is part of the primary bedroom suite upstairs.
Monthly condominium fees are $190. Annual homeowners’ association fees are $410.
The agent’s take
“The units are quite similar to one another, but you are able to select different finishing packages from the builder,” said Ms. Packer.
“[There were] several upgrades to [this unit], like quartz countertops.”
