In January, with Edmonton properties beginning to draw multiple offers again, agent Clare Packer decided that the time was ripe for this custom-built 2½-storey home to hit the market. One of the first five visitors took the keys with an offer of an even $875,000.

“We decided to list it in February because after studying the market, it seemed like we were in an inventory low,” Ms. Packer said. “Looking at competition – there really was none.

“Basically, the party that bought it was super serious and said they didn’t want to risk this going into multiples. So they gave us a really good offer to get it done.”

“It’s a well regarded, central community with a ton of historic homes,” Ms. Packer said.

“Everyone falls in love with a heritage home, but when you go into the basement, it looks like it’s about to fall apart.

“This [newer home] offers all the charm and character, but all the modern-day amenities and piece of mind of new construction.”

Another highlight is its size on a 50- by 150-foot lot four kilometres west of downtown. “It’s larger than average in terms of square footage and it’s on a full-sized lot,” Ms. Packer said.
