The action
A few streets south of downtown Canmore, this three-storey house was first listed at $2,749,000 while construction was winding down, but buyers were reluctant to bid on the property without being able to step inside. When construction was completed in October, the price was cut by $298,000 and weekend open houses were scheduled. Buyers stopped in regularly, so the seller was not distressed when the first tentative offer collapsed. In January another offer emerged at $2,399,000 and was accepted.
“As soon as it was completed, staged and photos were done, all of a sudden, showings really took off,” said agent Christopher Vincent.
“New construction generally does sell for a premium over resale [properties], but our inventory levels in the area are also so low right now. And the market has remained relatively steady, so we’ve shifted back to a more seasonal market.”
What they got
Sticks and Stones Custom Homes built two side-by-side four-bedroom houses with attached double garages and rear family rooms with exits to 25- by 130-foot grounds.
This roughly 2,930-square-foot house has two bedrooms at ground level. Larger bedrooms with walk-in closets and private bathrooms are found on the second and third levels.
The second floor has open cooking and dining areas, as well as a den to one side. A living room across the rear sports a Rundle stone gas fireplace, beamed ceilings and massive windows.
The agent’s take
“It’s got a ton of space and really well thought out layout,” Mr. Vincent said.
“One of the biggest selling features is that it had a fenced, south-facing back yard.”
The craftsmanship is also top notch, right down to its insulated concrete form construction. “It has a lot of really smart details builders don’t typically do,” Mr. Vincent said, “like solid wood cabinets and Baltic birch drawers.”
