The action
At the end of 2018, properties for sale in Silverado, at Calgary’s southern tip, generally took two months to find a buyer. This detached house priced less than $400,000 almost cut that time in half with a conditional offer late December and the terms met mid-January.
“Because it’s in an affordable price point, it’s the type of product that is moving pretty quickly in the city,” agent Jesse Davies said.
“To spruce it up, [the sellers] did a fresh coat of paint, then we had it professionally staged, and that really helped with the sale of the property because it did differentiate it.”
What they got
This 12-year-old house on a 28-by-111-foot lot is surrounded by open green space, from its private backyard to a public park, playground and trail system less than 100 metres away.
Inside, there is 1,450 square feet of living space, encompassing three bedrooms and three bathrooms. The main floor is open concept with a dining area between the living room and kitchen. The living room has a gas fireplace.
An annual homeowners association fee is $220.
The agent’s take
“It’s part of the Silverado community association, so you get discounts from vendors in the area, and it’s close to Spruce Meadows – [the] equestrian sports facility – and lots of pathways and green space,” Mr. Davies said.
“It’s similar to the majority of homes you find in the area with no garage and an undeveloped basement.”
