This four-bedroom bungalow had seven visitors looking to settle down in the Rio Terrace neighbourhood that hugs the North Saskatchewan River. One buyer who already had strong connections to the area did not even see the need to enter the home to make a $20,000 over-asking, long-distance offer.
“There were only 40 sales in two years [in Rio Terrace], so that’s pretty low turnover for a community overall,” said agent Clare Packer.
“The agent had been looking for that buyer who was out of the country for months and months,” she said. “They wanted to be in that specific area because they had friends or family there.
“The street turns into quite a prestigious drive,” Ms. Packer said. “This is one of the more affordable properties on that drive.”
What they got
This 62-year-old house on a 75- by 130-foot lot was given a recent facelift with new roofing, siding, windows and front door, as well as an upgraded double garage by the back patio.
Inside is roughly 1,370 square feet of living space, including a kitchen, dining area and living room.
The basement also contains a guest bedroom and a recreation rooms, as well as one of the home’s three bathrooms.

“The owners had done a lot of upgrades to the property that a new owner may not want to do because material costs are so high,” said Ms. Packer.
“All the front windows looked into a forested area, and it had beautiful, vaulted ceilings in the living room and a stone fireplace like a Jasper Park lodge.”
