The action
The owner of this two-bedroom townhouse bought it for $649,900 in 2014 and listed it for sale this year for the same amount, hoping to recoup their investment while housing supply was low and buyer demand was high in Calgary. The next day, three out of six visitors registered offers, and the seller chose one within $2,900 of their goal.
“That townhome product’s [value] has gone up a little bit, so this is the first time since he bought it that he was able to get his money out,” said agent Bryon Howard.
“There were only two other active listings, and at least five sales in the previous 30 days, so things were moving pretty well for that product in that price point between $580,000 to $680,000.”
What they got
This low-rise building about five kilometres southwest of the downtown core has a total of five units. This 1,261-square-foot corner suite faces the street and has windows facing north and west.

“The front units are more desirable off the street, and have nice decks out front,” Mr. Howard said.
“It’s in extremely good condition, it’s like new.”
“It’s near Marda Loop, which is a vibrant, pedestrian [friendly] commercial district, and it’s ten minutes to bike downtown,” Mr. Howard said. “It has beautiful access to the Bow River pathway system and one of Calgary’s most popular off-leash parks, River Park.”
