The action

This semi-detached house near the University of Calgary had visits from 20 buyers over two months, but it was a price cut from $889,900 to $869,900 that finally shook out an offer

“We had a lot of interest, but not much for offers on paper,” agent Joel Gwillim said. “People were feeling out the market.

“Our price went down $20,000, and probably a week after, we got an offer and worked it out from there.”

What they got

This 16-year-old house contains 2,198 square feet of living space, including three bedrooms, an office and a dining room. The living room has one of the home’s two gas fireplaces.

There are four bathrooms and a kitchen with granite countertops and stainless steel appliances, including a gas stove.

A recreation area below has nine-foot ceilings and a wet bar, as well as access to a den and guest bedroom.

A double garage faces a lane behind the 30- by 122-foot lot.

The agent’s take

“It has 30-foot frontage, but typically you have 25-feet, and being semi-detached, you get quite a bit more living space in there,” Mr. Gwillim said.

“It also faced onto a green space, so when you’re looking out your front window or using the patio off the primary bedroom, you just saw green space, not neighbours.”
