The action
This sub-penthouse suite is in a 14-year-old high-rise building near the Calgary Tower, and has a private elevator that opens directly into the unit foyer.
Over a month and a half 16 buyers took tours of the 1,565 square foot space. One visitor finally negotiated a deal for $820,000, slightly under the asking price.
“A lot of units in the building are bigger than people are looking for, which comes with a larger price tag,” Mr. Gwillim said. “So you can get up to over 100 days on the market.”
“There were five or six [other suites in the building] up against us, and ours was probably turned around in the quickest amount of time.”
What they got
This corner suite has floor-to-ceiling window walls providing generous natural light to almost every room. Aside from the living room, dining room and kitchen, there is a den, two bedrooms and a balcony.
There is hardwood flooring in the living and dining areas and quartz countertops and Miele appliances in the custom Snaidero kitchen.
The unit comes with three bathrooms and laundry machines, plus a storage room and two parking spots.
Monthly fees of $1,130 pay for heating and water, 24-hour concierge and use of a rooftop terrace and party room.
The agent’s take
“It was very well crafted and really well designed,” Mr. Gwillim said.
“A lot of people were also excited about the views from the 34th floor.”
