The action

Agent Bryon Howard was initially disappointed that only three buyers visited this one-bedroom penthouse right after Labour Day, despite its attractive list price of $199,900. But within two weeks an offer did appear, $14,900 under the asking price.

“In the area, there were five other one-bedroom units that were similar and active at the time,” Mr. Howard said. “But this is on the top floor, which is quite desirable.”

“I assumed it would sell within 30 days, so I was happy with the process, and we had it done in 13.”

Down the street from the Red Mile retail and entertainment district, this four-storey building contains less than 20 units. This 581-square-foot penthouse unit comes with a west-facing balcony.

There is one bathroom, laundry facilities and a kitchen with ceramic tile flooring and an island with a granite-topped breakfast bar.

The living room and bedroom share a custom media unit that swivels.

A storage locker and parking complete the package. Monthly fees of $543 cover heating.

“The finishings were quite nice for a 1967 building with updates to the exterior of the building and the unit inside in the last 10 years,” Mr. Howard said.

“It’s the only time I’ve seen the bedroom wall facing the living space have a media unit that would flip around.”

Though the building lacks an elevator and recreational amenities, it is close to established shops, restaurants, and festivals.

“It’s on the south side of 17th Street, which is the Red Mile district,” Mr. Howard said. “It’s been a trendy area for the last 20 years.”
