The action
This six-bedroom recreational property with more than 310 feet of shoreline along Kahshe Lake hit the market this spring, but it took two months before two potential buyers emerged. A deal for $4.8-million, $100,000 under the asking price, was sealed in May for a June close.
“The sellers were selling it as a secondary property, so they were going to be subject to capital gains on the sale,” said agent Maryrose Coleman.
“The offer that was [a] success was partially because of the price and partially because they were going to close before the capital gains tax [hike].”
The sale is also remarkable as the second highest on the lake after another cottage obtained $5.35-million in 2021.
“This had a lot of features a lot of [other competing properties] just didn’t have, like the gym, movie screening room, and boathouse,” said Ms. Coleman.
“The design itself was definitely all about taking advantage of the incredible view.”
What they got
This two-storey cottage with a finished basement was custom built in 2023 on a nearly one-acre lot. Beside the sandy, south-facing beach, a two-level boathouse accommodates a one-bedroom, one-bathroom bunkie.
A hot tub and multitiered, stone terrace can be reached from the cottage’s primary bedroom, a screened-in Muskoka room and a living room with a stone fireplace.
The kitchen and dining area has an island and upscale appliances. There are five bathrooms and interior access to a double garage.
The agent’s take
“It’s not often you see a garage with a cottage in Muskoka,” said Ms. Coleman.
“It’s a real draw to have that two-storey boathouse, even though they closed the lower level off into a chill lounge.”
