The action
“It took little bit of time” to sell the house, said real estate broker Jeff Lee. The sellers, siblings Virginie, Alexandre and Jean-Michel Roy, were adamant that it not go for less than $700,000. “They could not afford to let it go lower than that,” he said. Similar homes in the area sell in the $600,000 range, but they don’t have the unique details as well as the bonus space that the 600-square-foot annex provides, according to Mr. Lee. “When you step into that house, you still feel the cachet,” he said. The siblings, who specialize in restoration projects on properties they take a shine to, did extensive staging for the sale. The buyer is a young family.
What they got
A classic 1930s-era home located on a corner lot in the old part of the South Shore community of Longueuil, Montreal’s second-largest suburb. The roomy house was renovated from top to bottom. The front entrance portico is in the neoclassical mode, including four Doric columns. The roof is mansard with three dormer windows and an additional one over the annex. Inside the roomy 1,950-square-foot home is a design that combines original features, notably the plank flooring and old cast-iron steam radiators, with modern touches such as the op-art pattern in one of the two bathrooms. A highlight is the long, light-flooded room with five large windows that runs the length of the house at the back, which looks out onto a fair-sized backyard.
The agent’s take
Among the property’s advantages are its proximity to Montreal Island via two bridges and Metro; good schools and stores and restaurants nearby; and a location in the charming, older part of suburban Longueuil, Mr. Lee said. The real estate market in this area is in good shape, he added. “These are single-family homes that are close to the city and that are very well priced.”
