The action

This two-storey townhouse was attractively priced compared to what similar properties were asking in Canmore in June. About 20 agents took a look around during an open house midweek, even though a visitor two days prior had already penned an offer for the full amount. Their conditions were cleared two weeks later.

“Finding a three-bedroom townhouse was more challenging because there weren’t a lot on the market at the time, or if there were, they were downtown in South Canmore for about $1.2-million,” said agent Christopher Vincent.

“This is under $1-million, has three bedrooms, and phenomenal views, so I didn’t think it would go the first day, but we knew it was going to go pretty quickly.”

What they got

Near the base of Mount Lawrence Grassi, this house is in a low-rise community with townhouses placed either side-by-side or grouped back-to-back, like this 1,104-square-foot unit.

Mountain ranges to the north are visible from a wide deck off the dining room, and through windows in one of two bedrooms upstairs. The living room, with double-height ceiling and a gas fireplace, also has a mountain view.

There is a pantry and laundry room off the kitchen, and three bathrooms, including one alongside the guest bedroom and recreation area in the basement.

There’s an EV charger at the parking spot outside.

Monthly condominium fees of $440 cover snow removal.

The agent’s take

“It’s on the south side of the valley, tucked up against the mountainside, so it has really great views up there,” said Mr. Vincent.

“It’s a really nice community, right across the street is a playground and an ice rink, and its relatively central, so you can still walk or bike downtown fairly easily.”
