The action

Over a couple weeks in June, Toronto-based agent Nutan Brown escorted her clients through one-bedroom properties near the University of Guelph, but a top contender with a den was sold as they stood inside it.

“We were giving it consideration and it got an offer, so we had to readjust our thinking because it was the only one of that size,” said Ms. Brown.

“We decided it was better to go larger and adjust their budget to accommodate that.”

Once their search encompassed two-bedroom models, they negotiated a $675,000 deal for this corner unit in a master-planned community across the river from the downtown core and three kilometres from the university.

“This is in a newer development under five years old, so we liked where it was in a residential area that was very quiet, and the quality of workmanship was good,” Ms. Brown said.

“The fourth building is being built and the starting prices they’re commanding are much higher than they were in the other buildings, so we felt this was a good investment.”

What they got

This 1,021-square-foot unit features windows in every room and balconies off the primary bedroom and principal room.

To wash up, there are two bathrooms and laundry machines, as well as a kitchen with two-toned cabinetry, stone and quartz finishes, and stainless-steel appliances.

The unit includes parking. Monthly fees of $572 pay for water, heating, concierge, and upkeep of facilities, like a pet spa, rooftop terrace and hidden speakeasy.

“It’s a corner unit with a ton of wraparound windows, so the light is phenomenal, and the views are phenomenal,” said Ms. Brown.

“The amenities are exceptional, and we did visit the speakeasy. It’s a beautiful room people can book for events or even daily use.”
