The action
This three-bedroom house was priced for $689,900 in line with the budgets of many first-time buyers in the Hamilton area. Ten parties toured the home over roughly two weeks but only one began a serious dialogue with the seller. Negotiations resulted in a final sale for $14,900 under the asking price.
“In Hamilton, between $600,000 and $800,000 is where the buyers are,” said agent Michael St. Jean. “Homes can go anywhere from these prices up to $1.5-million or more depending if it’s a custom home on a rural lot out here.”
What they got
This semi-detached house was built in the 1980s with a two-storey plan and a long driveway that can accommodate three vehicles.
The main floor is arranged with a living room with a gas fireplace and a separate eat-in kitchen with newly updated stone countertops, cabinetry and stainless steel appliances. Sliding doors open to a covered patio and in-ground pool.
The basement has a recreation area and a bathroom.
The sale closed on Nov. 14.
The agent’s take
“It’s a pretty established neighbourhood,” Mr. St. Jean said.
“You’re kind of tucked between the Niagara Escarpment and Lake Ontario, so in one direction, you can see the escapement, and the other direction you’re a three- or four-minute drive to the water, so it’s a nice spot.”
The 30- by 125-foot lot also made the property stand out. “Typical semis or townhouses, you’re not going to have a deep lot at all,” Mr. St. Jean said. “A typical townhouse probably isn’t breaking even 100-feet, so this is really deep.
“For something like this, you probably don’t expect to have a big pool, so most people looked at it as a positive.”
