The action: No staging was needed for this house as it was in impeccable shape and very tastefully decorated, real estate agent Marie-Yvonne Paint said. “The property was in mint condition and showing very well. The owners are very meticulous and have a very strong sense of aesthetics,” she said.

All told, there were about 15 visits, mostly locals although there were two couples from the United States, she said. “Families looking for a property close to downtown” was the typical profile, she said. It’s not unusual for a property in this area and in this price range to remain a long time on the market, Ms. Paint said. The buyers were a couple with two young children.

What they got: A completely renovated Victorian greystone rowhouse on a quiet street in busy Shaughnessy Village in the west end of downtown Montreal.

The 11-room house includes three bedrooms, three bathrooms, a finished basement and three-vehicle parking. The couple who sold it had stripped and rebuilt the inside while preserving charming details, including exposed stone and brick and some of the old cast iron radiators that were sandblasted and converted to electric heat.

The agent’s take: The demolition of the nearby Children’s Hospital – a hulking eyesore of a building – and its replacement by a major condo/office tower project is helping boost real estate values in the area, Ms. Paint said.

Adds Tristan Bournot, a member of her sales team: “Shaughnessy Village is a good Plan B for young families who can’t afford [nearby] Westmount.”
