The action: The condo is in a 49-unit building that dates back to the turn of the 20th century and is located in a sector of Montreal’s Le Sud-Ouest borough that has become quite popular as a place to settle down and buy a home or condo, especially among the young professional set.

“We’re seeing a youthful clientele,” real estate agent Emmanuelle Beaudet. There was no specific, targeted strategy in the selling process, she said. The sellers were two young professionals who were sad to leave the place but needed larger and more appropriate digs for the family lifestyle they were anticipating.

What they got: A ground-floor loft in a four-storey former Sherwin-Williams paint manufacturing facility, in the trendy Montreal neighbourhood of Pointe-Saint-Charles.

The 785-square-foot unit features a radiant-heat polished concrete floor, 12-foot ceilings with wood beams and slats, exposed brick walls and a renovated kitchen with quartz countertop. The building – known as Lofts Sherwill – was completely renovated in 1998. No. 103 is situated on the southwest corner of the building.

The agent’s take: The condos in Lofts Sherwill stand out from the competition by dint of their having retained a certain authenticity from their former status as industrial spaces, Ms. Beaudet said. Unlike too many “lofts” on the market these days, these are the real deal, she said.

They also have the advantage of being located in a quiet corner of the trendy Pointe-Saint-Charles neighbourhood, but still close to the action of bustling Atwater Market, the Lachine Canal and its bicycle path; it’s also right across the street from a park and not far from a Metro station.
