The action
This three-bedroom house was only expanded on one level rather than two, unlike the many other expanded detached homes in Leaside, so it had a smaller price tag to match. Within two days, two bidders came forward, with one willing to pay $55,000 over asking.
“It had a main-floor extension, so it had more living space, but it didn’t have the upper extension, so it gives you a nice price for the house,” said agent Sandra O’Neill.
“Depending on the street, some [larger] homes were anywhere between $2.6-million and $2.9-million, so it’s quite a significant jump to add a bedroom and bathroom upstairs.”
Original features preserved from the original construction in the 1940s includes the wainscotting in the dining room.

What they got
This two-storey house on a 30- by 130-foot lot preserves some of the original features from its construction in the 1940s, such as stained glass windows, wainscotting in the dining room and a wood burning fireplace in the living room.

“Leaside has great schools, so that’s always helpful to stand out,” Ms. O’Neill said.
“When [a previous owner] added the addition, they really kept the original character intact, so it felt really warm.”
